Gateway Retail Project

Situated on 7.5 acres of land acquired from the City of San Bernardino through a competitive RFP process, this public-private partnership transformed a key site into a vibrant retail destination. ICO led the development of a multi-tenant, street-oriented retail project spanning two city blocks, anchored by a curated mix of high-quality national and regional tenants.

As the first major retail development in Downtown San Bernardino in over 30 years, the project marked a significant milestone in the city’s revitalization. Working in close collaboration with the City, ICO helped enhance the local retail landscape, providing valuable amenities for residents and office users while contributing to a stronger economic base and increased tax revenue for the community
